Board of Directors Meeting Minutes

Wednesday, July 15, 2025

The meeting was called to order at 6 p.m. with a quorum (Jesus Delgado, Dave Daniels, John Dworak, and Pam Stewart) of board members present. Patrick Bustamante, Mitch Moss and Gregory Parham were absent. Eight guests attended the meeting. Sheldon Wheeler represented DANA Properties.

Minutes – the minutes from the previous meeting were approved as submitted.

The financial report was presented by Sheldon and approved as submitted.

Committee Reports - the Paved Surfaces Committee reported that work will commence at the south gate area at a cost of approximately $102,000; the Gate Committee had no issues to report; Maintenance/Vector/Water Committee reported that stronger chemicals will be applied this week for mosquito control; the Pilot Committee did not have anything to report; the Covenants Committee will work on amending the declaration of covenants instead of rewriting the entire document, one pending fence request was received and DANA Properties has been asked to send second violation letters to the owners of 6 Cielo Lindo (junk vehicles) and 33 Cielo Vista, 26 Cielo Dorado and 4 Cielo Lindo (yards); Traffic Committee had no issues to report and the Welcome/Social Committee had nothing to report.

Old Business – the proposed cannabis establishment at 1240 Gardner Road did not file an appeal with the zoning commission.

There was no New Business. The general meeting adjourned at 6:29 p.m.

The Board met in Executive Session at 6:30 p.m. The Board requested an update from Robert Skipworth regarding collections.
